			It was announced last week during our Town Hall meeting that we might sell our HQ in Oxford, Ohio.  We are currently occupying the first floor (2nd and 3rd floors are vacant).  We are also looking at the possibility of remodeling so that the 2 empty floors can be subleased.  However, this is going to be extremely expensive (new separate entrance and ADA compliant)  We do have a buyer for our facility but there is no available commercial property to buy or land available to buy and rebuild in the Oxford area.  After many discussions, It was decided to keep the HQ and renovate into a modern multi-use facility, including:
 
* Educational Hub: Dedicated spaces for Leadership Academy, Ritual Weekends, Initiation Ceremonies, chapter retreats, and new leadership programs. 
 
* Heritage & History: Expanded Museum and archives to preserve and celebrate Phi Tau’s story. 
 
* Brotherhood Retreat: Housing and overnight accommodations for chapters to connect, team build, and walk in the footsteps of our Founders. 
 
* Event & Ritual Space: ~8,000 sq. ft. for programs, technology-enabled events, and ceremonies. 
 
* Right-Sized Operations: Modernized office space for current and future staff needs. 
 
* Grounds & Gardens: Revitalized Centennial Gardens and enhanced exterior spaces for reflection and fellowship.

			It looks like the upstairs bathroom situation is fairly flexible, in that there are 2 sets of bathrooms, and each pair appears to have a door in between that can be opened or closed.  Maybe if the fraternity hosted a co-ed conference or event for some reason (does your org have any female advisors?) they could put all the women in one of the bunk rooms, and they would use that bathroom. Then close the door to the adjoining bathroom, and all 3 other bathrooms could be for men.  If it's an all male gathering, then all the bathrooms would be designated as men's.
