National Housing Corporation

Phi Sigma Kappa has created a housing corporation. Fraternity Forms New Corporation . I was wondering if any of the rest of you have had experience with a National Housing Corp. I was told by our greek life advisor that his GLO, KDR, had one a few years ago but it went under. What are you opinions, experiences, ideas? Just trying to figure out kinda what to expect will happen from your expereiences.

Yep, LXA, has LCAP!

Made up of Alums in Business, Banking, Law, and Realistate who volunteer time to advise and use money where it is best needed, whether to run the House as a managment property, sell property, rent propery out when a Chapter is no longer on campus.

I am like you, I do not know what other Orgs do. but would be willing to bet, that, befause of:

Insurance via risk management, outdated buildings not up to coed that is will become excedeingly harder in the near future.

In past years, LXA, was a brother and lender for new houses. To my knowledge, the U. Arkansas House was the last to be done. Now, it is much tougher.

I know, we at my Chapter, are tearing our old house down at the end of the Sem. and building a new house on our own, period!

It will be tuff, but that is our decision!

All Greek Organizations are3 under the gun for money, not only at the local level, but most importantly at the National Level!

Plan to see mergers amongst Natioanls for survival.!!!!

Beleive it or not, but it is going on right now!

Tom,

My nationals knows all about mergers. We mergered with Phi Sigma Epsilon in what was the largest merger in the fraternity world at the time. My chapter is trying not to get our hopes up. But this could be the situation we've been wating for. Our landlord has mentioned in the past that he would be willing to either sign a long term lease or sell the house we are currently renting to our alumni association. But, our alumni assoc. has even less money than the chapter at times, from what I'm told atleast. So we're kinda hoping that this can work out to help us buy or sign a long term lease. I've been told by our greek life advisor, former director of expansion for KDR, that chapters can't own property that nationals and alumni corps can though.

Back in time, Chapters had to sign the property to National in case they went belly up!

But because of many things such as Insurance, Natioanal decided to back off of that posture! Our Housing Corp. owns the House and the land all of it! Another reason, is that many houses were of unsafe conditions and not worth anything, erg, get the hell away from them for the risk! Ta Da!

I know for a fact, that when this was discussed this weekend, the propery that we own at LX Z with 2 houses, it would be worth around 80,000, but empty around 125,000. Go figure!

I may want to dispute your largest merger with PSE, as they were on my campus back when! I am aware of the merger between PSK and PSE as did research it a little!

To my knowldge, the largest merger is still between LXA and TKN in 1939.

There were at one time merger talks between LXA and TKE but did not happen!

LXA help TKN get started as LXA was Founding on Larger Scholols while for betterment, TKN was started on smaller State or Religious Affilated Schools!

Appreciate if you check and give me facts to refute what I just typed!

Delta Phi Epsilon has the National Development Corporation. While working with all of the chapters that actually have chapter housing, it also works with those chapters without houses to help them develop savings and such. It also helps chapters who don't have housing to obtain it. It has worked out really well for us!

Which national organizations are looking to merge?


If your National wanted to merge with another national would you go along with it?
I can't picture every TKE brother suddenly wearing LCA letters or LCA switching to TKE or any organizations switching for that matter.

MMAX, even tho I responded on a PM,

i am refering to Pre 1939 when TKN Merged with LXA! Many things were changed but noth the name!

Ritual, Coat of Arms, Associate Pins which have all beeen incorporated at that time!

One of the largest since then has been the Merger of PSE and PSK.

This has been In our Gener if you are well, I am not sure how old!

As I had mentioned in posts way back that LXA and TKE were in talkes about a merger, which did not take place.

Pre-1939.

Many if not All Nationals are on functuionary Dollar problems!

Some may decease and go to dust. Ergo some form of talking amongst them selves to stay alive. Sucks dont it????

OK, why are Nationals hurting for money?

Because they do not get money to operate as best as they can and do what they want to do for the benefit of the Chapters.

Where do they get the money?

Via donations from you and your Brothers/Sisters as Alums.

I am not privy to all of the going on behind the scenes folks, but it comes down to stupid Shit happening that we get in trouble for! This gets put ALL over the press, Da, and what does that do for us of the Greek Community but give ALL OF US A BIG BLACK EYE!

Yes, I know My International is scratchiug for money as all are doing.

When is the last time you have donated to your National to keep it operational?

I normally dont as I am trying to get a New House Built for my Chapter. But I have and am going to give a little for the Betterment of MY Organization. LXA.!!!
