If you are going to rent rooms in the summer I would NEVER sublet - have the housing corp or landlord take care of it. Our landlord was usually happy to do it since it was extra income for him and the house was less likely to get broken into or whatever if people were there.
The best summer of my life was going to summer school and living in the house.
There were only 5 of us there not counting the townie sis who stayed over all the time, so it was a blast.
