I was an active in the 1970's and I was just talking last week to a Phi Sigma Sigma who was a Little Sister of our house and she told me this story. When she saw Animal House, she was with her family. They enjoyed the movie but didn't really get it. But she was laughing hysterically and pointing out to her family which character in the movie corresponded to people that she knew.
Like all good comedy, Animal House exaggerates to tell its story, but if you dial it down a notch or two, everything looks familiar to me too.

http://www.acmewebpages.com/animal/ah1.html. This is the story which grew into the movie: The Night of the Seven Fires. The main writer of the movie Chris Miller, was an ADPhi at Dartmouth and wrote the story in the link for the National Lampoon, showing what pledging was like at his chapter.
There has been a 30th anniversary special on the making of Animal House shown on cable stations recently, with film from the ADPhi house which makes you believe that the story could be true.
