LCAP threw thousands of dollars away on "fixes" for Gamma Zeta while they ignored the real problems.

Why fix water spots on the ceiling when THE ROOF NEEDS REPLACING?

Then LCAP was taken advantage of by the contractors because no one know how to manage.

God, the people that ran LCAP should be thrown out of LCA.

I believe you can find some of this info in the constitution. But I believe all legislation must be introduced before GA.

LCAP Report Joe Klimek presented the LCAP Report. The report indicated that LCAP continues to contribute to the Fraternity through increased membership at LCAP chapters. LCAP chapters grew by 22% in FY2004 and 22% in FY2005. The growth is directly tied to LCAP's key performance indicator of occupancy rate. A total occupancy rate of 85% across all LCAP properties is needed to break even and LCAP expects to hit that goal in FY2006. Some locations that continue to under perform are now being considered for liquidation with Ohio State recently being sold and Montana State being placed on the market this summer. Dr. Minasian contested the ability of LCAP to achieve its performance objective. Joe Klimek indicated that leases were secured for all but one property for the fall. The sole remaining property was in summer recruitment and receiving LCAP and Fraternity staff support to improve recruitment and increase occupancy. Emotions of key alumni have prevented LCAP from making effective business and real estate decisions to date. That interference has contributed to LCAP's difficulties. Ted suggested that if the GHZ, EVP or Joe get into a position where they need to take action on any particular property, then the GHZ will step in to see that the transaction takes place. Bob Alexander summarized that there is a property on our books and due to the individual alumni volunteers of that chapter there are issues connected to the transaction. We have not chosen at this point to handle it as a business issue. As a result the Fraternity and LCAP continue to lose money on that property. The LCAP debt to the Fraternity remained at approximately $425,000 in fiscal 2005. This debt was the result of Fraternity charges to LCAP for staff, overhead, and some additional working capital required over the first 5 years of operation. The debt is not defined by a formal note and has no set repayment terms. Judge Terry Means suggested that the debt be formalized with a demand note to demonstrate that the board is meeting its fiduciary responsibility. The Educational Foundation has formalized its debt agreement with LCAP when it provided an additional $250,000 of working capital to LCAP during the current fiscal year. The note is an open line of credit with a term of 3 years. There is a consensus of the board, that at the next meeting, we invite Joe, Larry, or the EVP to provide updates and especially help us frame the issue regarding the Michigan chapter house.

Sigma1844, I'm bringing this up not to thrash the Michigan Chapter, but to highlight the truth behind the lies of LCAP, and the fate of the MSU chapter.

Michigan FY’05 Action Plan
Fall 2004 Progress Report:
With the closing of the Sigma Chi chapter, the Sigma Phi Epsilon group balked at our
lease extension offer which left the house with no tenants for fall 2004 and reluctantly the
local Lambda Chi Alpha chapter was allowed occupancy amongst pressure from key
alumni. Staff conducted an extensive 4 day recruitment visit last spring semester teaching
and training the chapter on up to date recruitment efforts and helping them conduct
numerous recruitment efforts; resulting in 3 new members. The fall brought 12 tenants
and a small remodel to the interior of the house. Staff facilitated another huge recruitment
effort this fall which yielded little to no gain in membership. The chapter itself recruited 5
new members and two weeks of staff assisted recruitment brought in only one more new
member for a fall total of 6. The group needs substantial help in learning how to recruit
and retain members as well as how to strengthen overall chapter operations. The Greek
system has recently been plagued with hazing incidents and alcohol violations that have
left the student body and the administration questioning the Greek systems future. Staff
plans on conducting another recruitment and chapter operational visit this fall and spring
to help insure accountability and follow-up with recruitment efforts. Expectations are that
the chapter fills at least 20 of 30 spots in the house next year.

I'd like to dedicate big F You to Joe Klimek for selling out all of our chapters by being an idiot pawning himself off as someone that knew anything about finance or greek real estate. Your pied pipers song was poison and you are a disgrace as a brother.

To all of the folks on the GHZ or any other subordinate at Lambda's national HQ that approved this or didnt speak up, you are all benedict arnolds to this great fraternity. May a pox and curse follow you all for the rest of your days. None of you are brothers. PERIOD

E.L. unable to offer housing options for MSU fraternities

After a long battle with reality, members of the Lambda Chi Alpha fraternity realized it was time to move on.

With the fraternity’s 83-year-old home at 128 Collingwood Drive likely turning into high-end apartments when a sale by the fraternity’s national housing corporation is complete, Lambda Chi Alpha signed a lease Monday to rent the former Sigma Alpha Epsilon fraternity house, 342 N. Harrison Road, from that fraternity’s national organization.

The fact Lambda Chi Alpha will recycle a former fraternity’s home illustrates the lack of housing options for the greek community, as Lambda Chi Alpha MSU chapter president Dan Shupe said East Lansing cannot provide suitable housing for greek organizations near campus.

“You have to have a place you can call your home, have meetings and be a gathering point for all your organization’s activities,” he said. “If you don’t have that to grow and thrive I wouldn’t say it’s impossible, but it makes it considerably harder.”

This problem could be exacerbated in the coming years, as Phi Gamma Delta — which started in March 2009 — will have 66 brothers at semester’s end without a home and Beta Theta Pi possibly will be allowed to restart its chapter in fall 2011, said Eric Birch, president of Sigma Phi Epsilon.

“They’ll be looking for a house and now you’re stuck here and you’ve got all these different houses,” he said. “Where will you have a meeting? At the Union in the basement?”

East Lansing officials said there are no parcels of land near campus large enough to build a new home, and there are very few houses that can accommodate growing fraternities.

Complicating the problem further, there are few areas in the city with proper zoning for large fraternity homes. Although many universities devote space for greek homes on campus, MSU does not employ this policy.

East Lansing City Manager Ted Staton said unless greek organizations have the capital to acquire properties, demolish them and then construct a new home, they will have to change their mindset on what a fraternity home means.

“Fraternities may have to think outside the box,” he said. “It can’t be just this sort of stately, Georgian, 25-bedroom mansion.”

Mike Donnelly, Phi Gamma Delta fraternity president, said his fraternity will investigate housing options when it receives its charter in September.

He said the fraternity likely will opt for a medium-sized house because many fraternities have had difficulty filling larger homes.

“I firmly believe there’s a greek gentleman that joins a house and there’s a greek gentleman that joins a group of guys,” he said. “Even in the long term I think we can sustain ourselves (without a large house).”

Bill Zajac, Interfraternity Council president, said many fraternity homes across the country have between five and six brothers living in the house.

Considering the number of dwellings of that size in East Lansing, Zajac said a switch to that model could provide sustainability for the greek community. Staton said the appeal of living in a fraternity home likely has decreased with more available housing options. He said the condition of many fraternity homes could deter people from living in them.

“You can almost see a steady degradation of the living experience and quality of housing,” he said.

Still, Shupe says there are not enough options for fraternities to purchase their own home. He said his fraternity has looked for land to build a new home and for homes on a rent-to-purchase basis, but to no avail. Given Lambda Chi Alpha’s situation and various other fraternities who lease from local landlords, he said there is very little security for greek houses.

“Suitable housing would be something you and your organization can own,” he said. “Because when you rent there’s so much that can go wrong.”

You have to question if the effort is worth the result.

Nationals is an organization that is crooked, and what you are talking about requires being a crusader and alot of time and resources being poured into it.

What would be the time/effort required to be put into it?

Actually, I almost have a draft ready to roll.

I looked at the Constitution and it's fairly simple to have it submitted.

I think part of the submitted resolution would be a reading of the minutes of the GHZ, and then the reading of the newspaper articles.

Since it would be part of the resolution, it may get some results.

Or we can just bitch about it online?

AN ORDER TO INVESTIGATE BUSINESS PRACTICES BY AND WITHIN LAMBDA CHI ALPHA AND LAMBDA CHI ALPHA PROPERTIES

WHEREAS, Lambda Chi Alpha Fraternity, and through it's subsidiaries, is responsible for the fiscal well being and financial stability of the General Fraternity; and

WHEREAS, Evidence has shown through publicly available documents that Lambda Chi Alpha Properties was allowed, with the full knowledge and consent of the Grand High Zeta, administrative staff and executive staff, to operate in a financially negligent manner for many years, causing undue financial and emotional stress to both the General Fraternity, alumni and Zetas; and

WHEREAS, The financial practices of both Lambda Chi Alpha Properties and the General Fraternity do not rise to the high standard of accountability and prudent investment that is inherent in the duties and responsibilities of the organizations and individual officers charged with the maintenance and well being of such organizations; and

WHEREAS, To provide fiscal and financial stability in the future to preserve the future of Lambda Chi Alpha; and

WHEREAS, (INSERT LCAP/GHZ MEETING MINUTES AND NEWSPAPER ARTICLE TEXT); therefore

BE IT RESOLVED that an independent investigation of all financial practices of Lambda Chi Alpha Properties and it's officers, through a non-fraternal auditing firm familiar with property management and real estate, be conducted; and

BE IT FURTHER RESOLVED that such investigation shall be completely independent with the purpose of explaining and uncovering why certain financial practices were allowed to occur; and

BE IT FURTHER RESOLVED that the results of such investigation shall be forwarded to a commission comprised of seven alumni from the first five chapters of the Fraternity and the co-sponsors of this legislation; and

BE IT FURTHER RESOLVED that such commission make the results of the audit publicly available to all members of Lambda Chi Alpha through the internet and mail; and

BE IT FURTHER RESOLVED that such commission shall have the power and authority to take disciplinary action, as provided by the Constitution, Ordinances and By-Laws of Lambda Chi Alpha, by a simple majority vote against any member or members found to have violated their oath as a Brother and Employee and Member of Lambda Chi Alpha regardless of rank of status;

BE IT FURTHER RESOLVED that such investigation and action by the commission be completed by July 1st, 2011.

I like this.

However, I'm going to take a pass on being a crusader for this.

It's time for some other young firebrands from some other chapters to take the fight on. I've got too much work to do with my own chapter to take away from that effort to go after these idiots.

We just saw a similar situation at work with a job that was done so badly it ruined a home for a family, my firm didnt do this we just were asked to look at it after the fact. We opted out of it b/c the client wanted us to crusade for them against a bunch of people. We dont have the time, which isnt to say others do not.

I'm going to stay on the sidelines and promote the nonsense and hope that enough other guys care enough to go crazy on this on.
