NEVER RENT WITHOUT A LEASE. Please, don't do it.

Every state is different. I believe here we are supposed to get 30 days notice, with or without the lease. But I did rent without a lease, and irreprable damage was done to a friendship. It resulted in pretty extreme hardship for myself and my family, but had I lived in a place where housing was even hard to find as it is...I can only imagine. Never again.

I'd advise sitting down with the landlord and at the least have them give you their rules and then sign it. I'm sure that's worth absolutely nothing in a legal sense, but unless you've got a skeeze for a landlord, bringing that to them when there's a disagreement would make a difference. If you have access to a lawyer or can afford one, get a lease drawn up. If the landlord refuses to sign (flat out...it's reasonable for them to negotiate), start looking for alternative housing. Free housing isn't worth what you'll have to go through if you're tossed out on a landlord's whim.

In most arrangements, you DON'T have the right to have two people living there without permission. Your landlord owns the property...it isn't your right to do whatever you please whenever you please. That's why you need to know what the rules and restrictions are. He isn't choosing your friends, he's choosing who has the right to live on his property...and I'm willing to bet he IS afforded that right. You were given permission to live there, and your friend wasn't.
