ex... "Senior" house over there doesn't obey the rules and tries to tell everyone what to do, versus "junior" house that holds a bunch of positions but doesn't take input, and underclassmen are not allowed to speak at all.

You can see how it wouldn't be hard for it to go very bad very fast.

ANY division based on ANY category by definition will create a significant rift in the chapter that will be more painful to repair than any short-term gain that might come from it.

Since these are both "unofficial" houses, I'm not entirely sure what the point of the second house that doesn't host functions would be. If a few guys want to get a house together & chapter legitimately has nothing to do with it and no assumed ability to use the place, then that's fine. Same as an apartment. But having it associated with the chapter is just not a workable thing, not unless they're right next to each other, and even then you're just lessening an effect that still exists.

Another one of my fraternity's chapters have two large official houses right next to each other, but the difference is that they're connected by an underground tunnel.

However, I get the feeling that digging a tunnel without a building across campus, through the former site of a nuclear reactor, and across a fault line isn't the best idea in terms of risk management.
