I do not say this often... However, your posts and attitude have won my respect!!! (Not that is counts for much). Your posts have been honest, open, upfront, mature, to the point, etc. I am very impressed with your maturity and decisiveness. I truly hope the house you want does COB and if there is anything I could ever do to help, please PM me. I would do it in a heart beat.
