Considering Buying Loft

I am considering buying loft space but it is very difficult to convince a bank that a certain space can be converted into a dwelling. There is an old "store" in the area that is for sale but it considered a business structure. It is old and no one seems to be interested but I have been inside and I see a cool loft living space. I am definitely going to buy a loft in the very near future but I would rather buy something that has not already been converted. There are things that "cookie cutter" loft companies do that I wouldn't want done. Any advise would be greatly appreciated. Anyone...frat, fellow greeks, GDI...
