Clemson Betas-- looking for Fraternity House

We just sold our house last year due to new fraternity quad arrangements (we have to fill 31 quad spots) and are now realizing the advantages of having a house. We have been actively looking for land and builders to use, but our cost are looking at around $750,000 for everything (15 acres and a house/appartments to hold 18 brothers). We are a reasonably large chapter (65+ brothers), but I don't feel that we can find enough brothers to fill both the Quad and the future house or find enough money to purchase the house. Should we retain our quad spot to focus on buying a house? Or should we retain our quad spot and rent out places for parties/functions? Your thoughts would be appreciated.

You could always fill your Quad spaces and attempt to acquire a house over the course of the next 5-10 years. ???


* Keep in mind my advice comes from a college campus that does not have Greek housing and who's chapter has not had a house since 1994 when the original chapter was disbanded. *

we are worried about our current social status b/c we cannot have parties at the quad. Clemson is trying to become a top 20 school and the president has become anal about alcohol in the quad. It is the only building that they enforce a no tolerance rule. (500 underaged 20 are of age).

Not real sure of the circumstances, but long term, your own house would be best. Don't worry about having places to throw parties, you can rent places and then put all risk management responsibilities onto them. Secondly, parties at fraternity houses usually end up in some sort of trouble. And if you postpone getting a house in the near future, it'll only take that much longer to get it later....think long-term instead of short-term. I wish we did when I was in school - we'd have a decent house NOW, instead of still working for it.

I have been to parties on the quad a Clemson. They were wild. Those were the days. I remeber the sotry about the girl falling out of the window of the ATO floor and dying, I think she as a chi-o or adpi. The Thetas were hot at that time. I don't do that any more, hangovers kill. My undergrad school has no chapter housing for fraternities.

It's always better to have a house.

That's one of the biggest benefits of being in a fraternity. I love living with 20 some other Betas, being free to do whatever we want.

Does the school enforce dorm style rules on you guys?

At my school a frat that doesn't have a house has a lot of trouble recruiting, and if there were more than one frat sharing a quad...fights would be breaking out left and right.
