Hmmm. We lived 1/2 mile from campus/hospitals (in the Hillsboro Village area) and had to pay some money for a 2 BR condo that we rented. But... we walked everywhere,and I do mean everywhere- grocery, bank, post office, bars/restuarants, and work. I literally only put gas in my car once a month, at most. So, you can factor that savings into your cost.
You might try some house rentals over near Belmont Univ. That is maybe just a smidge over a mile from the college part of campus. (the hospitals and univ are all on the same campus, but Belmont and Hillsboro Village are on the hospital side...)

ETA: BTW, Nashville is the best place that I have ever lived, and between my schooling and my husband's professional training... this includes many different places in various parts of the country. If you have the opportunity to go there, you should give it serious consideration. I am by no means a country music fan, and yet I absolutely loved the music scene there... it goes far beyond just country. In addition, the area near Vanderbilt is such a fun place to be. The people in Nashville are so nice, the area is so clean, and the seasons are perfect- not too cold in winter, not too hot in summer.
It can also be fun to be out at some dive, and look over and see famous people. All the country music folks just come and go around town with no threat of papparazzi or psycho fans.
