Housing Corps?
Does anyone have any idea how much pull and authority housing corps has with a chapter? Our's just had new elections and no one here seems to know what they can and can't do? I'm bringing this up because, they mentioned the possibility of selling the property unless we get our shit back together as a chapter.

Harison27, if Housing Corporation owns the House, Yes they can!!
I am on the Housing Corp Board of LX Z. If the Chapter is F**king up and not paying bills, depending on your situation can cause them to do it!
I would need more info to make a true judgement:
Status of Chapter
Who owns the House
Is there a Note on it
Are payments made to House Corp. House Corp. has to make payments also.
We have many problems from my Zeta, and while we abated payments, the money we were collecting for a new House went to pay off an annex house. Just because the Alums are the House Corp. the memebers do not have unlimited money to just keep putting down a dead hole!
The Active Zeta is responsible for paying rent and bills on time period!
It is two fold, one has to do to effect the other to make them a whole!

I am the VP of our chapters Housing corporation. Honestly, the HC only wants to get involved in chapter ops if theres serious issues withthe chapter. Think about it, most of us have families, and real jobs and shit. Why would we wanna be involved in day-to-day ops unless we really felt we had to? So for some reason they must feel thers problems. Key to keeping them outta your chit? Prove to them you are handeling your chit. THE FUNDAMENTAL RULE OF ANY CHAPTER OPS IS THE FOLLOWING: Remewmber, there is always someone higher up watching your stuff. If you can prove to them you care, and will resolve issues, youre golden. Examples: You get caught wet rushing? Remove the Delta. The school and HQ see you are concerned and wont touch you. A risk mgmt violation? Suspend the iota and discpline the members involved. It proves ya'll understand that theres a problem and ya'll care about it. It's REALLY not rocket science. I was given this formula as an undergrad by a HQ staffer. If you as a chapter dont care, you then leave it to soemone else to resolve the issue.
I would find out the HC's concerns and if possible, create a roadmap for resolvignm their concerns. You dont wanna get into a battle of wills with the HC or ALum assoc. The constutional deck is staced in their favor. You could loose your charter in the showdown, and is that worth it? Work with them. I assure you, they want to work with you.

I have to echo Lifesaver's comments. Alumni have better things to do than get up close and personal with chapter operations. By and large, we detest house meetings. We don't want to get invovled in a chapter's bookkeeping.
Unfortunately, sometimes it is necessary because a chapter cannot, or will not, properly manage its affairs. If it is a question of expertise, that can be fixed. If it is a case of attitude, well, that can get fixed too, but not as pleasantly as teaching somebody how to do basic bookkeeping or accounting. The latter gets fixed with suspensions, alumni status, and charter revocation.
If an undergraduate chapter is making a sincere effort to do it right and keep their act clean, then a fair number of sins can be absolved. If the chapter doesn't care then the corrective measures are far more harsh.
At North Dakota it was a lack of corporate knowledge regarding how to operate properly. That got fixed within about 18 months and they've done a pretty good job since (this was in 1981). Towson State had a much less pleasant outcome.
Ignorance can be fixed - stupid is terminal.
