Coed living, but the basement levels have sound-proofed & locked chapter rooms for each fraternity and sorority.
Perhaps instead of a House Mother, the fraternities will have a House Sister, who belongs to one of the sororities.
After all, from this article it sounds like they can get around this by allowing just one female student to live there.

The fraternity houses are large, and owned by the university. No greek row can be developed because it would need either university land (redundant, and not going to happen,) or the rezoning of an affluent residential neighborhood (not going to happen.)
