For nail holes and gashes, there is a type of wall plaster that is relatively cheap and comes in a big ol' tube and it dries perfectly and blends well. For bad stains, here's a trick I figured out works well on medium to light colored carpet...
1. Pour on a little bit of peroxide (just enough to cover the stained area, but not soaking it)
2. After about 3-5 min. pour on a generous amount of baking soda
3 After 2 minutes pour on a splash of white vinegar and let it bubble up. Then wipe up the stuff (kinda gross, but just wait!)

When it begins to dry, vacuum up and let dry completely. It will completely clean the stain and you'll never know it happened.
I've found that even if the place is in bad shape, if you clean it up really well (sweep, mop, vacuum, spray air freshener) it tends to not appear quite so bad.
