TV room with a huge HDTV, surround sound, and all the fixings. And a popcorn machine. Because popcorn is delicious.

Yes, and yes. TV room should also be soundproofed or in a remote part of the house, so those who need to study can do so. A DVR must be present as well. (Back when I was in college, Lois & Clark and Babylon 5 were on at the same time, and a floormate of mine, an L&C fan, staked out the floor lounge, sometimes an hour in advance, so he'd have dibs on TV channel choice. It forced me to find somewhere else to watch B5. But that was one of the things that led to my getting together with my husband, so I'm not complaining too loudly

Not just Broadway, I'd throw some classical and jazz into the mix. (I'm not a big fan of jazz, but many, including my husband, are.) While we're at it, let's add another soundproofed music room (piano optional) so that people who sing or play other instruments have somewhere convenient to practice.
