Next month a college classmate I haven't seen since 1977 and his wife (whom I've never met) are planning a visit and it has occurred to me that if no one visited, I'd never clean my house. I even bought new furniture and am refinishing other pieces. So maybe that's the answer.
Arrange for some influential people to visit the fraternity house on a regular basis and maybe the guys will spiff the place up. As Tom hinted, parents would be good.
Sooner or later, it may occur to them that it's simply easier to clean as you go, so it always looks presentable. A clean fraternity house is a wonderful sight to behold.
